BERready reads your existing non-domestic BER certificate and estimates the rating you'll receive under the new May 2026 methodology — with a confidence score so you know how reliable the estimate is.
The Sustainable Energy Authority of Ireland (SEAI) updated the methodology used to calculate the Building Energy Rating for non-domestic buildings in Ireland. The new scale has removed numbering from letter grades i.e. A2 is now A. However, the methodology in determining BER ratings has also changed — so a cert issued before May 2026 does not automatically reflect the building's new rating. For example, a B2 building could now be an A, B or C grade depending on the building activity/use, geometry, and other factors.
BERready re-runs the numbers on your existing cert so you know where you stand before you commission a fresh assessment (which can cost between €250 - €5,000+ per cert).

Commercial BERs are becoming increasingly important in determining a property's value, marketability, and letting potential. Understanding what your building's BER could achieve under the new methodology can help you decide whether renewing your BER certificate is worthwhile. A higher rating may enhance your property's value, support stronger rental values on new lettings, and reveal whether achieving an A rating is now more attainable — or more challenging — than previously expected.

Estimates at 90%+ confidence (typically BERs issued since December 2018) unlock for €20 per cert.
